MaPrimeRénov': The Main State Grant
MaPrimeRénov' (MPR) is administered by the Agence Nationale de l'Habitat (ANAH) and constitutes the central state grant for energy renovation. It replaced the previous CITE (Crédit d'Impôt pour la Transition Énergétique) from 2020 onwards and is available to owner-occupiers and landlords.
The amount of the grant depends on household income — ANAH categorises households into four brackets (très modeste, modeste, intermédiaire, supérieur) — and on the type of work carried out. Not all works qualify: the scheme focuses on insulation, heating system replacement, and global renovation projects that achieve a minimum improvement in energy performance.
Works Covered
- Wall, roof, and floor insulation
- Replacement of windows and exterior doors (subject to specific conditions)
- Installation of heat pumps, biomass boilers, or solar thermal systems
- Connection to a heat network
- Ventilation systems (VMC double flux)
- Global renovation packages (parcours accompagné)
RGE certification is mandatory
All works financed through MaPrimeRénov' must be carried out by a craftsperson or contractor holding the RGE (Reconnu Garant de l'Environnement) label for the relevant type of work. This applies to MPR, Éco-PTZ, and CEE alike. The France Rénov' network maintains a search tool for certified contractors.
The Parcours Accompagné for Major Renovations
Since 2024, ANAH has structured MaPrimeRénov' around two tracks. The first — parcours par geste — covers individual works without mandatory energy audit. The second — parcours accompagné — targets global renovation projects that aim to achieve at least two energy class improvements. This track involves a mandatory audit énergétique before works begin and requires accompaniment by a Mon Accompagnateur Rénov' (MAR), a certified energy advisor.
For rural properties in poor energy condition, the parcours accompagné generally offers higher grant rates and is the appropriate route for comprehensive projects involving insulation, heating system replacement, and ventilation.
Éco-PTZ: Zero-Interest Loan
The Éco-prêt à taux zéro (Éco-PTZ) is a state-subsidised loan available through participating banks. It allows homeowners to borrow without interest for qualifying energy renovation works. The loan amount and maximum repayment term depend on the type and number of works undertaken.
Éco-PTZ can be combined with MaPrimeRénov', which makes it useful for covering the portion of renovation costs not covered by grants. It requires the same RGE-certified contractors and applies to properties built before 1990.
CEE: Energy Savings Certificates
The Certificats d'Économies d'Énergie (CEE) scheme obliges energy suppliers to fund energy-saving works carried out by their customers. In practice, this translates into financial contributions — sometimes called "prime énergie" or "prime CEE" — offered directly by energy companies or through intermediary platforms.
CEE grants are not administered by the state directly: they are funded by the obligated energy companies and can vary significantly between operators. The amounts depend on the volume of energy savings the works are expected to generate, expressed in kWh cumac (a standardised unit).
Constraints for Listed and Classified Buildings
Buildings classified as Monuments Historiques or located within a protected perimeter (rayon de 500 mètres or Secteur Sauvegardé) face additional constraints when seeking renovation grants. The Architecte des Bâtiments de France (ABF) must validate any exterior work, which can limit or delay insulation approaches that affect the external appearance — notably exterior insulation on stone facades.
For classified interiors, any modification must also receive approval from the Direction Régionale des Affaires Culturelles (DRAC). In some cases, alternative insulation approaches — such as interior insulation using vapour-permeable materials compatible with old stone — may be required even when they are less thermally effective.
Specific grant for classified buildings
Owners of buildings classified or registered as Monuments Historiques may access specific state subsidies administered by the DRAC, separate from MaPrimeRénov'. These are tied to restoration works that meet conservation requirements. Details are available via the Ministère de la Culture.
France Rénov': The Advisory Network
France Rénov' is the public advisory network set up to help homeowners navigate the renovation grant landscape. It operates through local Espaces Conseil France Rénov' (ECFR), accessible in most departments. Advisors can clarify eligibility for each scheme, identify which combination of grants applies to a particular project, and provide contacts for Mon Accompagnateur Rénov' (MAR) operators.
Consulting a France Rénov' advisor before commissioning any works is the recommended starting point, particularly for complex rural renovation projects where multiple schemes may stack.
